The house offers 3 rooms with ensuite bathrooms, comfortable for 6 people to stay. The Master bedroom is on the ground floor, the second bedroom and the studio room are situated on the first floor. Each room has a wide terrace or verandah, all directly facing the sea.
The Beach House character is mainly caused by its puristisch style, high wooden ceilings, polished titanium floors, antique doors and windows and hand picked antiques. Our guests can enjoy a living room, a bar, a dining area, a fully equipped kitchen and a small reading area upstairs with an attached east side verandah. In addition there is a staff room with separate entrance to ensure the privacy of our guests.
Park Lane Beach House is located in Pitipana, a small fishing village in the western part of Negombo, directly facing the Indian Ocean on Morawala Beach. You are very close to visit the nearby famous Negombo Fish Market (5 min.) and Negombo Tourist area with its restaurants, clubs, shops and supermarkets (10 min.). The close proximity to CMB Airport (about 20 minutes) makes the Beach House also a perfect place for the first and/or last days of your journey.
Typical Sri Lankan or Continental Breakfast is available and will be provided on extra cost.
Another option for our guest is to book your own private chef service. Our chef will be happy to cook according to your wishes. You also could join him to the surrounding fish and vegetable markets to choose the ingredients for your lunch or dinner. You should not miss this experience!
Breakfast: $ 7/person
Private chef service:
$ 15/day + food bills
It’s said that in ancient times Morawala Beach was the favourite bathing place for the kings of Sri Lanka. The beach was originally named after the sharks who came to breed and give birth to their young in the sheltered waters inside the reef which protects from the waves and forms a natural pool. It is very safe to swim, even for children, provided you do not cross the reef, as the water the other side is very deep with strong currents. You can also walk along the reef, but unless you have very tough feet some waterproof footwear is a must! Late afternoon Morawala is the spot to watch the spectacular Negombo sunsets!
The nearby Negombo lagoon, beach, dutch canal, ancient churches and temples offer a big variety of activities. Shehan will give you any support and ideas you need. And if you feel to go for a tour to explore this beautiful country it could be perfectly organised by Shehan. As an earlier tour guide he knows all the places of interest and can show you secret places off the beaten paths. Just be surprised.

We are two people, long time friends from different countries, making it an adventure to build up this beach house: Shehan from Negombo and Karla from Munich in Germany. Shehan is a very experienced Hotelier and owner of two apartment houses in Negombo: Park Lane 55* and Park Lane 88*. Karla is a retired german graphic designer, photographer and a passionate lover of Sri Lanka’s cultural diversity, history and its beautiful landscapes. Realising this project was not easy during the Pandemic and following times of sharp economic restrictions. But in the end we are so proud to say:
We did it!
